Inventory levels remained elevated, with 7.4 months of inventory at the end of the quarter, slightly higher than the 7.1 months recorded a year earlier. This indicates a broadly balanced market.

Homes took longer to sell compared to last year. The median days on market increased to 42 days, up from 39 days in Q3 2024.

Simcoe County North

Non-waterfront residential sales in Simcoe County North reached 609 units in Q3 2025, up 17.6% from the same quarter last year.

This area includes Midland, Orillia, Oro-Medonte, Penetanguishene, Ramara, Severn, Springwater, Tay, and Tiny.

Market conditions tightened modestly, with months of inventory declining to 5.6, down from 7.5 months a year earlier.

Despite lower inventory, properties spent slightly more time on the market. The median days on market rose to 31 days, compared to 28 days in Q3 2024.

The median sale price declined 3.7% year-over-year to $650,000, reflecting ongoing price sensitivity in this segment.


Muskoka & Area

Non-waterfront residential sales in Muskoka & Area totalled 370 units in Q3 2025, a 21.7% increase from Q3 2024.

This region includes Algonquin Highlands, The Archipelago, Bracebridge, Dysart et al, Georgian Bay Township, Gravenhurst, Highlands East, Huntsville, Lake of Bays, Minden, Muskoka Lakes, and Parry Sound.

Inventory levels remained steady, with 6.3 months of inventory, essentially unchanged from 6.2 months a year earlier.

Despite balanced conditions, properties sold slightly faster. The median days on market declined to 34 days, down from 36 days in Q3 2024.

The median sale price held firm at $590,000, unchanged year-over-year.

Simcoe County West & Grey County West

Waterfront sales surged in Q3 2025, with 46 properties sold, marking a 76.9% increase compared to the same quarter in 2024.

The region includes The Blue Mountains, Clearview, Collingwood, Grey Highlands, Meaford, and Wasaga Beach.

Market conditions improved but remained buyer-leaning, with 10.1 months of inventory, down significantly from 15.6 months a year earlier.

Despite tighter conditions, properties took longer to sell. The median days on market increased to 55.5 days, up from 46 days in Q3 2024.

Pricing strengthened, with the median waterfront sale price rising 7.3% year-over-year to $772,450.

Simcoe County North

Waterfront sales in Simcoe County North totalled 100 units in Q3 2025, an increase of 15 sales compared to Q3 2024.

This area includes Midland, Orillia, Oro-Medonte, Penetanguishene, Ramara, Severn, Springwater, Tay, and Tiny.

Inventory levels increased, with 11.8 months of inventory, up from 9.3 months a year earlier, indicating softer demand relative to supply.

Homes took slightly longer to sell, with the median days on market rising to 43.5 days, compared to 41 days last year.

Pricing adjusted downward. The median waterfront sale price declined 14.8% year-over-year to $905,000.

Muskoka & Area

Waterfront sales in Muskoka & Area reached 371 units in Q3 2025, an 18.5% increase year-over-year.

This region includes Algonquin Highlands, The Archipelago, Bracebridge, Dysart et al, Georgian Bay Township, Gravenhurst, Highlands East, Huntsville, Lake of Bays, Minden, Muskoka Lakes, and Parry Sound.

Inventory increased modestly to 7.6 months, up from 6.3 months in Q3 2024, reflecting more balanced conditions.

Despite higher inventory, properties sold slightly faster. The median days on market declined to 41 days, down from 45 days a year earlier.

Pricing remained resilient. The median waterfront sale price edged up 1.2% year-over-year to $835,000.
