Waterfront Segment Shows Signs of Buyer Advantage

The second quarter of 2025 brought measurable shifts in both the non-waterfront and waterfront residential markets in the Parry Sound and Muskoka region. The data suggests a more favourable environment for buyers in the waterfront segment, particularly those seeking seasonal or recreational properties.

A total of 285 waterfront properties sold between April and June, representing a 9.5% decline in sales compared to Q2 2024. The median sale price decreased by 10.3% year-over-year, settling at $875,000.

Inventory conditions tightened modestly, with months of inventory falling from 8.3 months in 2024 to 6.9 months in 2025, yet the overall pricing trend reflects growing buyer leverage. Properties sold more quickly on average, with the median days on market reduced from 25 to 21 days, indicating that competitively priced listings are attracting attention.

For buyers, the combination of lower prices and moderate inventory levels presents a potentially strategic position to enter the market.

Non-Waterfront Residential – Balanced Market Conditions

The non-waterfront segment recorded 338 sales in Q2 2025, a 12.2% decrease compared to the same period in 2024. Months of inventory remained essentially unchanged at 6.0 months, reflecting balanced market conditions.

The median days on market for non-waterfront properties declined from 28 to 24 days, and the median sale price decreased by 4.4% to $602,500.

The non-waterfront segment has maintained relative stability, supported in part by demand from out-of-area purchasers — particularly those liquidating assets in Southern Ontario and reallocating capital to properties in cottage country.

However, persistent uncertainty linked to the ongoing trade dispute with the United States has exerted downward pressure on buyer confidence. This macroeconomic headwind has contributed to tempered activity across both the residential and waterfront markets, limiting price growth and extending timelines for transactions.
