Kahshe Lake 2021 Real Estate Review

Kahshe Lake is a popular Muskoka cottage destination known for its rugged waterfront and granite out-croppings along 60 kilometres of shoreline. Most of the cottages are water access via 2 marinas, the Rock Haven Inn and Dennys, both located on the north shore. Property sales on the lake vary from year to year but generally about 10-20 cottages change hands. Many waterfront parcels have been in the same family for generations so there can be a reluctance to sell. If you decide to check it out, do so with caution as it's known for rocks, generally unmarked, just below the surface of the water. Many an unsuspecting boater has had destroyed their prop trying to navigate without knowing the lake!

Waterfront real estate on Kahshe is always sought-after and that’s reflected in the prices sellers are able to ask. Prices generally range between $600,000 and $1,500,000 with the odd property selling outside that range. Multiple offers are common with many going well above the asking price.

Including lake homes and vacant lakefront there were 16 sales this year on the Lakelands Real Estate Board. They ranged from $260,000 to $5,350,000 and most were water access. If you're pondering buying here keep in mind that the two marinas generally run at capacity so ensuring a boat slip is available should be top-of-mind.

There's a very active cottage ratepayers association as well which also covers Bass Lake. According to their website

"The purpose of the KLRA is to protect and enhance all aspects of the quality of life on Kahshe and Bass Lakes and their immediate surroundings and to provide representation for the membership to Municipal and Government bodies."
